Urban regeneration specialist Ballymore has submitted two hybrid planning applications to Newham Council, for two riverside sites in east London (E16) which together will deliver 3,684 new homes.
At Thames Road, adjacent to Thames Barrier Park and Pontoon Dock DLR, 1,658 new homes are proposed, of which 281 are affordable - designed by Howells. The project also proposes 359 co-living suites, a new primary school, light industrial workspace, new parkland, plus ground floor retail and community spaces. At Knights Road, a short walk from West Silvertown DLR, 1,667 new homes are proposed (334 of which are affordable), as well as 4,000 sq m of light industrial and flexible workspace - designed by Allies & Morrison. Both sites will improve connectivity and provide open and green spaces, including routes to river frontage.

Royal Wharf project and have been designed to stitch into the thriving new neighbourhood. Completed in 2020, alongside c.4,000 homes, Royal Wharf has restaurants, cafes, community centre, primary school, health centres, green spaces and park, and the Royal Wharf Pier - London’s longest riverboat terminal and the newest stop on the Uber by Thames Clippers service. All this and more were constructed in just six years.
As part of plans for Knights Road, Ballymore will be making significant improvements to Lyle Park, a 4.5-acre riverside public park. This year is the 100-year anniversary of Lyle Park having been gifted to the community by Abram Lyle of Tate & Lyle. To commemorate, a mosaic trail has been commissioned by Ballymore and will be unveiled later this year. Engagement with the community is ongoing, with guided walks, workshops and focus groups having taken place in recent months to ensure any improvements are informed by the community’s experiences of the park.

These two latest applications follow Ballymore’s submission of major planning applications in Edgware and in Ladbroke Grove over the last 12 months. Together, Ballymore has live planning applications totalling 11,000 homes proposed for London. Its consented pipeline comprises 5,000 homes which could be delivered in the next six years, including Cuba Street on the Isle of Dogs, and final phases at Embassy Gardens in Nine Elms and at its town centre regeneration in Hounslow, The Brentford Project.
Ballymore also recently announced two RMA consents for a new commercial building and the restoration of historic buildings at Bishopsgate Goodsyard, as delivery begins to come forward in partnership with Hammerson in Shoreditch and Brick Lane. The company also received consent for its RMA at Stratford Waterfront, 700 homes in partnership with London Legacy Development Corporation, and has works underway for a new bridge on the Queen Elizabeth Olympic Park which will enable delivery of Bridgewater Triangle, also in partnership with LLDC.
